The project was a negotiated design and build package deal with Hexagon Housing Association, SBC and Mayfair 500. Following the successful receipt of planning permission obtained by SBC the construction of 28 new homes for affordable rent and shared ownership, and 323m² of commercial space for Mayfair 500 commenced.
The Project JourneyFollowing the receipt of planning approval, the land was purchased by Hexagon Housing Association, and SBC commenced demolition. Asbestos removal and ground remediation were key factors in the re-development of this brownfield site. Specialist teams carefully removed asbestos in specially design containment areas in this high-density residential area, allowing demolition to commence. Anti-vibration and dust control measures implemented reduced the disruption to the local neighbours during the demolition phase. The scheme was designed as a concrete frame with light weight steel walling infills. Brick, glazing and rainscreen cladding wrap the buildings external walls.
Build ChallengesAs the project was located in a high-density residential area, logistic management was key to the successfully delivery of the project whilst creating minimum inconvenience to the local neighbourhood. As the building encompassed the complete site footprint careful and detailed sequencing of build was paramount during the construction process.
